When a tenant rents a property, they need a A Residential Tenancy Agreement or ‘lease’ which will be drawn up and is the legal contract
that both the tenant and landlord must abide by.
A lease should include information such as
Tenant name and address, and the agent name
Dates the agreement starts and ends
Rent payment and details
Any special terms
Location of the property
The set of standard
Bond amount
The landlords’ name
The tenant is obligated to:
Ensure the premises are clean and well maintained
Not cause damage to the premises
Inform the landlord immediately if any damage has occured
Do not participate in anything illegal on the property
Insure all documents are in accordance with the Residential Tenancies Act
Ask for the landlords permission before making any alterations or renovations
Avoid causing a nuisance to the landlord or neighbours
The landlord is obligated to:
Attend to any complaints promptly and professionally
Perform Maintaince promptly and in accordance with priority
Ensure the security of the property fitting all doors with locks and making sure all windows are secure
Immediately provide the tenant with a key after changing any locks
Avoid disturbing the tenant unnecessarily
Signing of the lease
Once a lease / tenancy agreement has been signed and the bond has been paid the tenant will be provided with a Condition Report. This
report records what condition of the property is in. The tenant will need to look over these report to ensure all details are correct.
